KfW (Kreditanstalt für Wiederaufbau, Credit Institute for Reconstruction) is Germany’s state-owned development bank. It can support you in purchasing, constructing and remodelling of your own home with affordable home loans and subsidies. You can save interest costs, and often even receive discounts from your bank.
Please note, however, that you cannot apply for a mortgage loan directly from KfW. This is done by the financial institutions with which we at MeinKredit24 cooperate. Further grants for real estate financing are provided by the federal states and municipalities. Here as well, there may be particularities in the application from case to case. Initially, the application is generally made by the customer. In addition, there may be differences as to whether an application has to go directly to the public administration or to the provider itself. In Hesse, the promotion of home ownership is carried out by the Wirtschafts- und Infrastrukturbank Hessen. If you are interested in a grant, please contact the housing promotion agencies. They belong to the district committees of the administrative districts. In cities that are not part of a district, you should contact the funding agencies of the magistrates. The responsible office in Wiesbaden is the Urban Development Company (Stadtentwicklungsgesellschaft).
If you are a building contractor or want to purchase a newly built house or apartment, you can use the “Hesse Construction Loan”. This allows you to finance up to 50 percent of the total costs. The maximum limit is 115,000 euros. The upper limit for passive houses is even higher – by 20,000 euros.
You can also make use of the Hesse loan if you wish to purchase existing real estate. This allows you to finance up to 50 percent of the acquisition costs on a subordinated basis. The limit is 100,000 euros.
Whichever option you choose, you can use a state guarantee to secure your real estate loan on a subordinated basis.
For a 2-person household, the income limit is an annual gross income of approximately 57,700 euros. It increases by 12,000 euros for each child. This applies to both new and used properties.
